Read this carefully
The critical path is the chain that determines departure date. Renovation → staging → listing → contract → close. Slip any link and everything after it slips.
Departure is likely before close. Target departure end of July, but typical Montclair sale flow has close in August. You'll likely close from Malaysia using a power of attorney.
Container shipping is longest lead time. 30–45 days NJ → Malaysia. Quotes need to be locked by mid-June for July shipping.
Porsche sells last. You need a car through July; sell in final week before flying. Plan a rental bridge for the last few days.
Furniture decisions gate the listing. What stays staged for showings, what gets sold, what ships — decide before John lists.
